What follows is not a pitch. It is the plan, written plainly, for anyone who wants to understand how we intend to demolish the barriers to homeownership without waiting for permission. All I ask for is your discretion. 


I.

The Core Mission

The ultimate goal is to cause a massive shift in the global homeownership rate by transitioning renters into owners. The company aims to demolish barriers to purchase, especially in major gateway cities, entirely without the use of unscalable government subsidies.

II.

Direct-to-Demand Development

Achieving impact at scale is central to our mission. This led us to engineer a distribution system that is categorically more scalable, efficient, and risk-mitigating than traditional real estate development. That system is: Direct Online Ordering of a new home.

Through a digital portal, customers select their preferred locations, layouts, unit size, and finishes - simultaneously viewing and considering the resulting price. CauseHomes aggregates the verified individual-orders and executes them as a custom collective-order, operating on the maxim of “building wherever 100 people request it.”

Generating verifiable orders at scale enables development to proceed at a matching rate. Initially these orders will be fulfilled through traditional construction contracting. However, our construction systems will transition to hybrid mass-production as it becomes practically viable. CauseHomes will secure other benefits from economies of scale — culminating in structural cost savings — which we will pass on to customers through better-priced units across the spectrum, making housing abundance the new normal.

Homeownership quietly serves as the infrastructure for our relationships, our economies, and our communities. By meeting demand in an exacting manner across a broad range of incomes, and leading a needed collective solution otherwise unfeasible to individuals, we project housing markets to stabilize and cities to once again become centers of growth and vitality.

III.

Customization & “Size-to-Budget”

We are committed to delivering both ultra-affordable and ultra-comfortable configurations, all for the best price possible. We want to make housing security a reality, and — while on the same path, with all the same systems — make living-space abundance a reality.

Core to our operations is that unit design, unit location, and the consequential pricing will all be in the hands of the customer to weigh and choose, effectively making each customer their own individual “Product Manager.” Buyers customize their unit's size, layout, and finishes to match their desires with their exact financial reality.

This will create request-orders for a range of unit design-price configurations that may be currently undersupplied, or not supplied at all. By stepping in to supply that product, we not only enable more people to access homeownership — we also increase customer satisfaction with the end product.

IV.

Risk Mitigation, and Price Security

Real estate development is a capital-intensive business where small details can lead to drastic cost fluctuations. Risk mitigation, in this highly complex environment, is a silent linchpin which does not just determine success — it determines permanence.

The Problem: construction pricing is most sensitive to demand-pull inflation. When local construction demand increases on a limited set of suppliers, they quickly raise their prices to discriminate which jobs will earn their labor. The result is that the product with the highest margins is what gets built in a bull market — which means luxury.

The Solution: a massive demand will enable us to build systems of mass delivery to insulate our customers from construction price-surges and labor shortages. CauseHomes will endeavor to advance and integrate “Design for Manufacture and Assembly” (DfMA) and robotic construction, with all design guided by a tenet of “Metabolic Architecture” — buildings designed like kits of parts that can be easily assembled, expanded, re-arranged, or adapted over their lifespan.

The effects are faster, more predictable, and cost-effective construction and pricing; lower cost for maintenance and replacement; and architectural flexibility, which accounts for full life-cycle scenarios where the city may grow, design tastes may change, and the building itself can adapt at reasonable cost to hold and increase its value, instead of being on an eternal decline.

Holistic Buyer Preparation

Selling is not our mission — freedom is. CauseHomes will help more people become purchase-ready, and see the support through all the way until their mortgage is paid off. Through an expansive program that provides credit, financial, career, and even psychological coaching, alongside innovative safety nets like a mortgage reserve.

VI.

Grassroots Political Advocacy

CauseHomes will never advocate for subsidies — they simply are not scalable. Our customers are looking for tools and solutions, and our common governance does have a place in this puzzle. Recognizing that zoning and land use can be politicized, we intend to channel the fervor and legitimate need of our customers for a home in order to secure the zoning, density, and land-use policies that enable our projects.
